MLS is an incredibly valuable tool as it provides a means to access listings by members of the Southwest Louisiana Association of REALTORS®.
Firms and agents pay a fee to allow limited access from their websites to MLS. It is useful in the early house-hunting stages as it provides insight into prices, features and styles.
CENTURY 21 Bessette, like most Lake Charles Real Estate firms, is an IDX participant. While few and often no members "opt out" of MLS, there is a slight risk of missing a property when conducting an MLS IDX search. "Smart Search," described below, assures you of being notified of new listings as they are placed in MLS.
It is not uncommon for full registration (name, phone #, etc) to be required for access to IDX. NO registration is required on derenda.com. Simply click and search!

Most agent or broker sites offer "featured listings" or an equivalent. Some use this to showcase certain types of homes while others will include all of their listings. Some provide more detail and photos than others. Usually, featured listings will contain more detail than found on MLS. Derenda.com does just that!
The problem with the typical featured listing is that the real estate agent is forced to comply with the entry requirements of the host. Since buyers like to look at photos, I sponsor SWLAShowcase.com and place much larger than normal photos there along with my popular virtual tours which are also availble with the featured listings here on Derenda.com.
The best way to make sure you know about new listings is to have an agent create a custom search based on your criteria. I call this a "Smart Search." All it takes is to provide your criteria. I will arrange for you to receive listings automatically via e-mail direct from MLS. Despite the required fields, please understand that I am serious when I say No Obligation.
