The following is an overview of my services and marketing approach:

1. DISCUSS Your Needs, explain Louisiana's Agency Law
 
2. VISIT Property
    Measure home to determine square footage. Measure interior rooms. If home
    is show ready, take marketing photos.
3. Prepare COMPETITIVE MARKET ANALYSIS (CMA)
   
Utilizing the Multiple Listing Service (MLS) as well as my experience showing
    homes that are for sale and have sold, establish a probable sales price and
    suggested list price.
 
4. Present findings, including SUGGESTIONS AND ADVICE

     In addition to providing practical advice to showcase your home, a copy of  the
      popular  "Dress Your House for Success" video will be provided.



 Another helpful
     video, "Price  Your House for Sucess" is also
     made available.

    These videos serve as a reminder to look
    at  your home and price through the eyes
    of  prospective  buyers.






5. LIST HOME
    I will take the time necessary to fully  explain the
    listing agreement, the critical  nature of the
    property  disclosure form as well  as any
    addenda  that may be required by your company.  This type of communication has
    served my selling clients quite well. I encourage questions and seek to verify that the 
    details on ALL documents are understood.


6. Establish COMMUNICATION PLAN


 In addition to adhering to a communication plan
 meeting your communication preference (phone, e-
 mail, personal visit), you are provided all of my
 contact numbers. My assistant is generally available
 when I am with other clients. This support enables
 me to provide full and undivided attention to my
 clientsI




 

 

7. Copy and Place PROPERTY DISCLOSURES   
    Completion of the property disclosure form is mandated by state law.
   Placing and  maintaining copies at the home is a value-added service I provide.
 

8. Agent/Office PREVIEW
   
I am proud to be associated with agents who are also serious minded and
    productive.  After we tour your home, they will share their insights and
    suggestions with me.
 

9. Implement a MARKETING and SERVICE PLAN that includes:

10.  Periodic REVIEWS
     
These reviews are accordance in accordance with our communication plan.

11.  NEGOTIATING 
       There is much more to evaluating an offer than considering the price. I take 
       the time
necessary to make sure that you fully understand the purchase
       documents and assist in negotiation strategy.
12.  PROCESSING
       A great deal of work goes on behind the scenes, even after a contract is
       achieved. 

       Assistant's Diya Vincent and Christina LeBlanc play an important role in 
       in keeping your closing on track.
13.  CLOSING
      I personally attend the closing to verify that the transaction closes in 
      accordance with the purchase agreement.
14.  FOLLOW UP
      As my Quality Service Surveys indicate, I follow up every step of the way,
      including post closing to make sure that your transition was a smooth one.
